Handover is more than receiving the keys. It is when the completed work is compared with the agreed scope, defects are recorded and the documents needed for safe operation and future service are transferred.

Compare the result with the contract and changes

Review the budget, drawings, approved changes and supplied products. The inspection should follow what was actually ordered, not only the overall impression.

Additional and omitted work should be documented and priced. Material or design substitutions agreed during construction belong in the handover record.

Test every room and function

Test doors, windows, sockets, switches, lights, taps, drains, heating, ventilation and built-in elements. Inspect finishes, joints, transitions and edges.

Record defects precisely, ideally with a photo, location and agreed correction date. Separate issues that prevent use from minor finishing items.

Inspection and test reports

For a new or reconstructed electrical installation, the appropriate inspection report is handed over according to scope. Czech Government Regulation 190/2022 covers initial inspections of designated electrical equipment and consolidated reports where inspection was completed in parts.

Depending on the project, pressure or tightness tests and documents for gas, flues or other technical systems may also apply. The list must match the work actually performed.

Instructions, warranties and concealed-work photos

Collect manuals and warranty documents for installed products, a material list and service contacts. Photos of service routes before closing are particularly useful in bathrooms, kitchens and underfloor heating.

Keep the contract, quote, change records, invoices, handover protocol and inspection reports together for future maintenance or alterations.
