Choosing between renovating an existing property and building new mostly comes down to budget, land, and timeline. Each option has a different price range per m² and a different build time — here's a comparison with real 2026 figures.
Price per m² — renovation vs. new build
Renovating a flat or house ranges from 6 500 CZK/m² (cosmetic) to 19 900 CZK/m² (premium).
A turnkey new-build house with us ranges from 12 500 CZK/m² (Economy package) to 32 000 CZK/m² (Lux package). The market average for a new build sits around 40 000 CZK/m² — with our own in-house crew we usually come in below that.
Five new-build packages
EKONOM – from 12 500 to 15 000 CZK/m², energy class B-C, 2 roky warranty.
STANDARD – from 15 500 to 18 500 CZK/m², energy class A-B, 3 roky warranty.
KOMFORT – from 18 500 to 22 000 CZK/m², energy class A, 4 roky warranty.
PREMIUM – from 22 000 to 26 500 CZK/m², energy class A+, 5 let warranty.
LUX – from 26 500 to 32 000 CZK/m², energy class Pasivní, 5 let + certifikace warranty.
When renovation pays off
You already own a property in a good location and want to avoid the land search and purchase.
The load-bearing structure is sound and you mainly need new services, finishes and layout.
You want to move in sooner — renovating a flat typically takes weeks to a few months, while building a house takes several months to over a year.
When a new build pays off
You own or plan to buy land and want the layout and standard built exactly to your spec.
The existing property would need such extensive intervention (structural, foundations) that renovation would approach new-build pricing anyway.
Low energy consumption matters to you — the Comfort, Premium and Lux packages reach energy class A to A+ and near-passive standard.
Frequently asked questions
